The Kelowna BC area is noted for its rapidly expanding population. It has out-expanded other cities throughout Canada and the balance of North America. Many of the new members of the community are people of retirement age who appreciate the gentle climate of the Valley. The expanding population has placed stress upon the inventory of Kelowna real estate listings.

The marketplace for real estate listing is overheated, thanks to the expanding population. Agents are ready and willing to find new ways to increase the available inventory, particular in the recent years when the growth has been most significant. Retirees are another large segment of its population, They enjoy the milder climate, which supports the many activities available to senior citizens.

This part of British Columbia is a center for internationally known wine production. There are many vineyards which are established south of the metro area, where the climate is just right for grape production. A national fruit-bar firm, Sun-Rype also has established a presence in the community. The type of agriculture and climate makes this part of Canada similar to Napa Valley in Central California.

The city is located in the southern central part of Canada's Western province of British Columbia. The head of Regional District of Central Okanagan is located within the city. The names come from a native word for "grizzly bear". The metropolitan area is the third-largest in British Columbia Province and the 22nd largest throughout the entire country. The nearby communities of West Kelowna, Lake Country City, Peachland, Summerland, and Penticton are connected geographically in describing the Kelowna market update.

The climate of the area is classified as semi-arid. The winters are cold and cloudy with sunny, dry and hot summers. Inhabitants enjoy all four seasons. The proximity of Okanagan Lake helps to create a more moderate temperature. Another moderating aspect is the mountains which surround the Valley. The recorded average high temperature is remarkable for being above freezing, irrespective of which month it is. This temperature moderation cannot be found in other cities in Canada.

Kelowna homes for sale are available in a wide range of prices and styles, although the hot market means that inventories are not high. The price range is somewhat higher than for most cities in Canada.
